Start with the exposed water supply

Water pipes beneath a manufactured or mobile home may be exposed to cold air, wind, and moisture. Heat tape can support freeze protection when selected for the pipe and installed with the required insulation. It does not replace repairs to leaking plumbing, damaged skirting, or missing insulation.

Inspect and measure before choosing a kit

Identify the pipe material and diameter, measure the exposed run, and record the coldest expected conditions. Note valves, fittings, changes in material, and the location of an appropriate electrical supply. Check existing cable for its label and condition; do not assume an old installation is suitable just because it previously worked.

Do not hide damaged heating cable beneath new insulation. Do not add overlapping runs to compensate for a kit that is too long. Rodents, plumbing repairs, and water leaks can damage an installation after it is fitted, so inspection remains necessary.

Will skirting alone stop pipes freezing?

It can reduce exposure, but protection depends on the complete installation and weather conditions. Have insulation and freeze-protection requirements assessed together.

Can I reuse existing heat tape?

Only after confirming its identity, compatibility, condition, and installation requirements. Unidentified or damaged cable should not be energized.

What if the water has already stopped flowing?

A frozen pipe may have split. Obtain professional help to assess the plumbing and thaw it safely; do not use an open flame. Plan heat tape as prevention before the next cold event. Review heat tape safety before installation.
