The Grand Restoration: A Year-Round Seaside Oasis
The Ocean House Hotel & Residences holds a privileged position as one of the last grand Victorian-era oceanfront hotels in New England.1 Before its renovation, the 138-year-old structure was non-compliant with safety codes and, critically, lacked any established heating, air conditioning, or ventilation system. This forced it to operate only three months out of the year. The challenge was to introduce a reliable, efficient, and luxurious heat source that would allow the hotel to open its doors to guests all year.
WarmlyYours partnered with the reconstruction effort to specify and install electric floor heating using the TempZone™ Flex Rolls across a large 512 sq. ft. living room. Installed directly beneath the elegant Tile, Marble, or Stone flooring, this system effectively delivered the required warmth. The choice of radiant floor heating was ideal because it offers silent, consistent, and draft-free heat, which is essential for a luxury guest experience.
The outcome is transformative: the hotel is now a year-round destination. The in-floor heating system creates a sense of warmth and tranquility, described as bringing "the sensation of sun-kissed sand" indoors. This successful installation not only solved the major operational problem of limited seasonality but also significantly enhanced guest luxury and comfort, fitting the Ocean House’s renewed commitment to excellence.

The radiant floor heating solution for the Ocean House utilized high-quality components designed for large, high-voltage installations:
- TempZone™ Flex Rolls: (SKUs 60-15B-240 and 50-15B-240) The 240V Flex Rolls were the primary heating element. The pre-spaced cables on the mesh backing allowed for fast and effective installation across the vast 512 sq. ft. space, ensuring wall-to-wall floor warming beneath the hard flooring.
- Thermostat SmartStat GFCI (TH115-B-240GB-B): This sophisticated thermostat with a built-in GFCI safety feature provides precise temperature control, allowing the hotel to maintain optimal comfort levels while maximizing the system’s energy-efficient heating capabilities.
- Relay Contactor (RC-40AMP): Essential for safely managing the significant electrical load of a large 7,660-watt system, the Relay Contactor ensures the system operates reliably and within electrical guidelines for many years to come.
- Circuit Check (SS-01): Multiple Circuit Checks were used during installation to monitor the heating elements for resistance and continuity, guaranteeing a successful, trouble-free start-up.
